Schematic Design
We explore possibilities, test contrasts, and clarify what the project is, and what it is not. Direction emerges gradually through comparison and discussion, without locking things in too soon.
Design Development
We refine the chosen direction through coordinated drawings, studies, and presentations that test proportion, material relationships, and spatial experience. This phase bridges concept and construction, allowing decisions to be evaluated, adjusted, and aligned before they become fixed.
Construction Documents
This is where the work becomes more technical and coordinated, pulling expert collaborators together into a cohesive vision. Client involvement becomes more focused and intentional, centered on confirming details as the project moves toward construction.
Bidding and Negotiation
This phase focuses on clarifying scope, intent, and expectations so the work can be understood clearly by those responsible for building it. We support alignment between design, cost, and execution, helping navigate pricing, coordination, and next steps. The goal is to reduce friction and ensure the project moves forward with confidence.
Construction Administration
During construction, we remain engaged through site visits, field reports, and ongoing coordination. Clear communication stays central at this stage, ensuring clients, contractors, and consultants remain aligned as the work takes physical form.
